After October 2008 when you re-let your property you must provide an Energy Performance Certificate (EPC) to your tenant before the lease or tenancy agreement is signed. The EPC is valid for a period of 10 years from issue unless the energy efficiency of the property is changed or upgraded.

With the ever rising cost of fuel to heat homes, tenants are becoming increasingly aware of the energy efficiency of property and if given the choice, will now select a property which costs less to heat. The EPC provides recommendations on how to improve the energy efficiency of the property and reduce fuel costs. If the recommendations are implemented in part or in full we can provide an updated assessment for a reduced cost and usually without another visit and inspection of the property.
